Balaji Builders Penalised ₹20 Lakh for Selling Unregistered Plots

Raipur, November 3: The Chhattisgarh Real Estate Regulatory Authority (RERA) has imposed a penalty of ₹20 lakh on Bhilai-based Balaji Builders for selling plots without obtaining mandatory registration under the Real Estate (Regulation and Development) Act, 2016.

The action was taken under Section 59 of the Act after the authority found violations of Section 3. RERA has also directed the firm to complete the mandatory registration process for its real estate projects.

According to the authority, Jugal Kishore Tiwari, proprietor of Balaji Builders, residing at Shiv Arpan Building, Dakshin Gangotri, Supela, Bhilai, Durg district, had sold plots in projects located at Khasra No. 617/17 in Priyanka Nagar and Indira Nagar (Aadarsh Nagar) without registering them with Chhattisgarh RERA.

During the investigation, it was found that the promoter had subdivided the project land, sold plots and collected payments from buyers without obtaining the required regulatory approval.

Chhattisgarh RERA reiterated that under Section 3 of the RERA Act, 2016, promoters cannot advertise, market, book or sell plots or residential units in projects requiring registration without obtaining prior approval from the authority.

The authority has directed all real estate developers to strictly follow the prescribed registration norms to protect homebuyers’ interests and ensure transparency in the real estate sector. It also warned that violations of the law would invite strict legal action.
